This directory covers one kind of professional: real estate registrants, each working through a brokerage. No mortgage broker, no lawyer, no home inspector, no appraiser. What a registration does authorise, and what a card is and is not saying about the number on it, is set out under the results.

How we are paid, and what that does not buy

Advisors are independent licensed professionals, not our employees. We receive a referral fee from some advisors when an introduction leads to a transaction, and those advisors are marked. Payment does not affect what a card says about a registration, and no advisor is shown to you unless their specialties match what you asked for.

At most 2 advisors are introduced from one request, so your details do not go to a call centre. No registration here was checked against a register: each card carries the state its own record holds, and the number is printed so you can search RECO's public register yourself, which is free and takes about a minute.

What you are deciding, before you decide itWhat a registration actually authorises, what a card is saying about the number on it, what happens after you send a request, and what will not happen, before the form asks for anything.

An introduction is worth more than a phone call and it also costs more, because the person who ends up on the other end of it will know what you can afford. So the four things below come before the form rather than after it.

What a registration lets them do

A RECO registration authorises trading in real estate on behalf of a brokerage. It is not a legal qualification, a home inspection ticket, a mortgage licence or an appraisal designation, and an advisor who offers you all five is offering you four things they are not registered for. The duty they owe you comes from which of these you are in, not from the registration.

An advisor representing you
They owe you loyalty, confidentiality and full disclosure. You can tell them your maximum price and your reasoning, and they must act on your instructions.
The seller's agent
They work for the seller and owe the seller their loyalty. They can show you the property and answer factual questions. Anything you tell them about your budget or your motivation can be used in the seller's interest.

What a card says about the number

Nothing here was checked against a registry. Each card carries the state its own record holds, in one of four words, and any date beside it is the record's:

  • Registration listed, not checked
  • Registration check on record out of date
  • Registration not checked
  • No registration number on file

A date older than 120 days moves a card from the first of those to the second, because a registration can be suspended the week after any date a record carries and the record would not know.

Every advisor in this directory is a demonstration record, so every number on one is a placeholder rather than a registration RECO issued, and each card says so on its own registration line.

The register is free and it takes about a minute. With a real advisor the number is on the card so you can do that rather than take our word for it, and the one time it is worth doing is before you say what your ceiling is.

What happens after you send a request

  1. You read the brief in full first. It is assembled from your own budget, shortlist, financing position and open questions, and it is on screen before anything is sent. Anything in it you do not want an advisor to have is something you can take out.
  2. It reaches at most 2 advisors. Not a pool, not a call centre and not whoever answers first. A buyer who rings eight people has told eight people their budget.
  3. The result comes back per recipient and says which state each one landed in. A request that did not go anywhere says so in those words rather than showing you a tick.
  4. In the first two minutes of the call, ask whether they will represent you, and what the representation agreement says about how long it runs and what it pays. That is the question the whole introduction exists to let you ask early.

What will not happen

  • Nothing is mailed to a demonstration record, under any configuration. Every advisor in this directory is currently one, so a request is reported as skipped rather than sent, and the report names each advisor it skipped. Invented email addresses belong to real strangers often enough that this is not a nicety.
  • No advisor is added to your results because they pay us. Payment is labelled on the card where it exists and it is not an input to the ranking. On the second-opinion route it excludes them outright.
  • Your file is not uploaded in the background. It lives on your device, and the only copy that leaves it is the brief you read and chose to attach to a request.
  • We do not sell the request on, and we do not route it to whoever paid for your postal code. That arrangement is the reason the first call in this industry is usually with the seller's agent.
  • No advisor here carries a rating from us. There is no review corpus behind this product, and a number invented to fill the space would be worse than the gap.
